Peak Season Policy (May–October): To keep weekend availability fair for all guests, stays that include a Friday or Saturday night, or a major holiday, have a two-night minimum.Why two nights?Weekends and holidays from May through October book up months ahead, so we only take two-night stays on those dates. That includes Memorial Day, July 4th, and Labor Day.Within 5 days of arrival, call us at 937-897-9383. If the night is still open, we may take a one-night stay. Additional accommodation fees apply.Weeknights are different. Call us and we'll see what we can do.
Monday–Thursday: One-night stays are available by approval. Call or text us to request.

Extra Guest Setup (Deluxe Suites): Deluxe suites sleep two in the main bed. A third or fourth guest uses the twin bunks or sleeper sofa, at $10 per guest, per night, covering linens, laundry, and room preparation. We prepare the beds the day before arrival, so this fee is not refunded after your suite has been set up.
A $25 deposit per room is charged today. Your remaining balance is due at check-in.
Reservations require approval for last-minute bookings (within 36 hours) and stays longer than 7 nights. You'll receive confirmation within 24 hours. If not approved, we will refund your deposit.
